Great additions, Sherri - thank you for taking the time to share your expertise! The notion (and act) of reciprocity within the community that your apartment is located in is very powerful indeed. We could even go one step farther and ask the business they would be amenable to a link exchange between each others blogs or Fan Pages, which would be beneficial for all parties as well. _Trevor

2a) Be sure to share the "value-add" from the business manager's perspective to the conversation as well.
      i) Offering a discount to employees who rent at your community can be viewed as a "perk" for new hires. Also, having employees live so close to their work can help the employer with attendance and staffing reliability.
ii) Reciprocality is a nice incentive too. You can offer to advertise the business in your move-in packets, newsletters and bulletin boards -- things you normally do as a benefit for your residents.

Hi Sue,

Thank you for sharing your experience - it is great to hear from other property managers who still keep direct marketing in their leasing tactics quiver. Just like you, I feel that a solid leasing campaign touches on all available marketing channels that may reach your target demographic. Web channels are only one advertising medium for apartment vacancies- the savvy property manager, will figure out exactly where his/her perfect residents congregate and find a way to get the message to them. Thank you again for taking the time to stop by. _Trevor

Trevor, you are on the dot right about marketing your vacancies to local businesses in the area of the rentals. But when I go into businesses I have the flyers and Specials in hand.

My approach to the manager is asking them if we could exhange flyers/information so that we both can achive new business. This works well with Tanning Salons, Hair Salons, Storage Companies, Pizza places and others. I then place their information in the office or the laundry rooms.

When I drive through the bank or a fast food place I am handing them one to two flyers asking if they could please place this in their break room. I have never had anyone say no and have a few good residents from this procedure.

Hi Lee,

In California, we set up a specialty account called a "Real Estate Trust Account" with our bank. The Trust Account is created under our firm's brokerage license and is "in trust of" our client's name and SS# (or Tax ID # if it the property is owned by a corporation). This type of account allows our property management company to deposit checks and pay bills on behalf of the property and, at the same time, ensuring that the our Owners can securely access banking information.

If you would like to discuss further about the requirements to set up this type of account, please feel free to contact me at our corporate office: (888) 773-7573

Have a prosperous week,
-Trevor

Lee, I have a question? When accounts are set up for clients is it set up in the firms name or does the account need to be in the clients name and the firm handles it, i.e clients SS# to set up?

Entrusting a property with someone else is a very scary thing. One of the few companies I trust for my properties is Property Management Associates. They provide the highest standard of comprehensive property management services for commercial and residential properties. Property Management Associates is a full service real estate services company and applies insight, experience, intelligence, communication and resources to service all property management needs whether it is a local, regional or national assignment.
